10 Ways to Protect Your Home while on Vacation

From booking travel arrangements to packing, a lot of preparation goes into planning a vacation. One thing many people overlook, though, is preparing their home for what may happen after they leave. When you go out of town, especially for an extended period of time, ensuring your home is safe from possible intruders or other incidents should be a priority. Aside from checking that all of your doors and windows are locked, there are many other precautions you can take to protect your home. Here are some tips to help keep your home safe while you’re away.

 

1. Give friends spare keys

Give a set of keys to a trusted friend or relative in case of an emergency. If you have any spare keys outside under a flower pot, door mat, or any other hiding spot, move them inside while you’re away.

 

2. Don’t advertise your vacation on social media

When you advertise your vacation on social media, your home becomes a target. You may think there is no need to worry since you are just sharing the information with friends. However, your friends are not the only ones that can see your posts on social media. Posts can reach friends of friends or even complete strangers if you do not have the proper privacy settings. These people may not be so trustworthy. Save the sharing until you are back from vacation.

 

3. Set lamps and radios on timers to avoid looking vacant

A home that is noticeably dark for multiple days is a clue that you and/or your family are on vacation. Give the illusion that someone is home by putting lamps and radios on programmable timers.

 

4. Have a friend check on your house frequently

Since you have already given someone spare keys in case of emergency, have the same friend come over to check on your home frequently while you are away. Ask them to check for signs of home or property damage or signs of a break-in. Have them care for any pets that are still in the home. Request that they bring in the mail if you do not suspend your mail service. By having someone maintain a presence at your home, it will help give the appearance that you are home.

 

5. Turn down the heat or turn up the air

Setting your thermostat at a lower temperature during the winter, or a higher temperature during the summer can significantly reduce your heating and cooling costs while you are away. You can even use this trick while you are at work every day to save money on your monthly energy bill!

 

6. Advertise home security with signs

If you have a security system, post signs outside to signify your home is protected. Burglars are less likely to approach a home if they know there is a risk of setting off an alarm.

 

7. Stow valuables in a safe place

Hide valuable items in a safe place. Be cautious about using a small safe; it could be a target if it is small enough for the thief to walk off with. Consider getting a safe deposit box at your bank to store your valuables.

 

8. Unplug and switch off electronics

Reduce the chances of an electrical fire by turning off and unplugging non-essential electronics. Many electronics will still use energy even if they are turned off. Therefore, you will also save money on energy costs by unplugging your electronics.

 

9. Cover garage windows

If you have windows in your garage, invest in some curtains to cover them. If someone can clearly see there is a missing car or two from the garage, it could increase the chances of a break-in.

 

10. Park an extra car in your driveway

Parking an extra car in your driveway lets people know that someone is home. Whether they think it is just a visitor or the resident’s car, if there is one parked out in the driveway, it can be a red flag for a burglar.

Cash-Out Refinance

This week, we continue our theme of “spruce up your curb appeal” with another loan option that could help you with your summer renovation projects – Cash-out refinance.  With a cash-out refinance, the homeowner’s current mortgage is replaced with a new loan that has a higher loan amount. The difference in what is currently owed and the new loan amount is then given to the homeowner in cash. This can be a great option when deciding to update your home, but unlike the renovation loans we wrote about last week, you are not limited in what you can use your extra cash on. This option is more versatile so you are able to use your funds where and when you need them.

 

How a cash-out refinance works

As stated above, a cash-out refinance allows you to refinance your mortgage for more than you currently owe, then pocket the difference. This results in an entirely new first mortgage. For example, if you still owe $75,000 on a $200,000 loan and you want to do $25,000 in renovations, you can refinance your loan for $100,000. Ideally, this will result in a better rate for your initial $75,000 loan and $25,000 in your pocket to complete your renovations. Since this is an entirely new mortgage, there would be closing costs involved as well.

The benefits

Getting additional funds to complete a renovation project is not the only reason to get a cash-out refinance. If you can refinance at a lower interest rate, you can use the cash you get back to pay off high interest debt (like credit cards and student loans). You’ll still owe the original debt amount, but you’re now making payments at the lower interest rate, which can save you thousands of dollars in the long term. Mortgage interest payments are also tax deductible, so rather than using credit to complete your home improvement projects, you could get more money back on your tax returns. Some other ways you can use your extra cash include paying college tuition, purchasing a second property or making an investment, or creating an emergency fund.

The risks

Keep in mind, a cash-out refinance does not come without risks. If housing values drop, taking out equity could result in you owing more on your home than it is worth. You are also at a higher risk of defaulting on your mortgage, which would ultimately lead to foreclosure on your home. Make sure that whatever you intend to use your cash for is a solid financial investment and will bring you more value in the long run. June is the perfect time to spruce up your home’s curb appeal. The improved weather enables you to work outside, and there is still plenty of time left in the summer to enjoy your outdoor space once your project is complete. Whether you are undertaking a home renovation project or purchasing a house that needs a bit of TLC, there are loan program options available to you.

 

FHA 203k

A remodeling project may involve many choices, but you have only five basic ways to pay for it: cash, credit cards, personal loans, home equity loans, or cash-out refinancing. Many loan options fall into the last category of cash-out refinancing, but most require the value of your home to far exceed the amount of the loan. If you simply don’t have the equity the FHA 203k may be the solution.

The 203k program has been the primary tool of the Federal Housing Administration (FHA) for providing insured mortgages for the purchase or refinance of single family properties (one to four units) in need of minor rehabilitations. With the 203k program, you obtain one loan for the purchase (or refinance of an existing debt) and the amount necessary to complete the required repairs. There are two types of FHA 203k loans: Streamline (for non-structural repairs/renovations) and regular (for structural repairs/renovations). A 203k loan could potentially provide the funding you need to repair or purchase new appliances, exterior deck or patio, new siding, basement or attic finishing, new or existing plumbing, new roofing or flooring, kitchen and bathroom remodeling, and disability access additions.

 

Homestyle® Renovation

Homestyle® Renovation loans combine home purchase or refinancing with home improvement financing into one loan, which results in one loan closing. Renovations under Homestyle® must add value to the property and be permanently attached to the home. This can include renovations, repairs, or improvements totaling up to 50% of the as-completed value of property with your first mortgage. The loan amount for Homestyle® is based on the value after repairs, rather than the present value. There is no minimum renovation amount, and there are fixed and adjustable rate options available. The types of properties eligible for Homestyle® include 1-4 unit owner occupied, second homes, investment properties, and log homes. For those who consider themselves DIYers, this program could allow you to do renovations yourself based on the property type and other stipulations. Note that it does include extra fees and inspection requirements specified by a lender.

The Importance of a Home Inspection

Many buyers will choose to opt out of a home inspection to save some money or if it means getting an accepted offer on the home they are trying to purchase. However, waiving your right to a home inspection can be a costly mistake in the long run. Getting a home inspection can tell you the overall health of the home you are about to purchase, give you an idea of potential repairs, and allow for a home inspection contingency to be added to your contract.

What a Home Inspection Examines

A good inspector should examine certain components of the home you want to purchase and then produce a report covering his or her findings. Be sure to get a copy of the report, but also make sure you attend the inspection, too. You will be able to ask questions, get a firsthand explanation of the inspector’s findings, and see any problems the inspector finds in person. Inspections typically last 2-3 hours, so a little time now could help you get the full picture of your potential new home.

The inspector’s report should include:

  • whether each problem is a safety issue, major defect, or minor defect
  • which items need replacement and which should be repaired or serviced
  • items that are suitable for now but that should be monitored closely

Some common problems found during home inspections include:

  • Faulty wiring
  • Roof problems
  • Heating/cooling system defects
  • Plumbing issues
  • Poor home maintenance
  • Structural damage
  • Poor drainage around the structure, etc.

Home Inspection Limitations

A home inspection checks for visual cues to problems, so it cannot find all of a home’s defects. For example, if the home’s doors do not close properly or the floors are slanted, the foundation might have a crack. However, if the crack cannot be seen without pulling up all the flooring in the house, a home inspector cannot tell you it is definitely there.

In addition, most home inspectors are generalists. For example, they can tell you that the soil is too close to wood outside the home, but will recommend that you hire a pest inspector to check if the home has termites and the extent of the damages. Home inspectors also do not check for issues like site contamination, mold, and other specialized issues. Hiring additional inspectors will cost extra money, but if it is a serious enough issue, it is better to know about it now than later down the road.

Home Inspection Contingency

Home inspections can be used as a contingency in your purchase offer. If the home inspector finds significant damages and defects, the contingency allows you to back out of your offer, free of penalty, within a certain timeframe. These issues must be too expensive or too significant to fix in order for you to rescind your contract.

What Happens After an Inspection

What can you do once you have your inspection?

  • If your purchase contract has a home inspection contingency, you may choose to walk away from the purchase if the problems are too significant or expensive to fix.
  • You can ask the seller to fix any small or large problems. If they will not fix them, you can ask them to reduce the purchase price or give you a cash credit at closing so that you can fix the problems yourself. This is where a home inspection can pay for itself.
  • If these are not viable options (e.g. a bank-owned property that is being sold as-is), you can get estimates to fix the problems yourself, come up with a plan for repairs, and prioritize which repairs need to be done in order of importance.

 

Overall, a home inspection can give you a clearer picture of the health of the home you are about to purchase, signify any repairs that may be needed before or after you move in, and allow you to back out of a contract if repairs would be too costly. If there are no major problems, you will at least have the peace of mind in knowing that your new home is safe and move-in ready. You are making a large investment when you purchase a home; make sure you are getting the most value out of it.
